The Property

The Mailbox is an iconic Birmingham landmark comprising largely office based space in a prime multi-use property covering 4.8 acres close to Brindley Place, New Street Station and Broad Street with substantial car parking facilities.

Key attractions

  • ability to invest in institutional type property in a low-cost REIT structure
  • secure office/car park revenue underpins initial 5% yield, in current market conditions, potentially rising to 8% as some retail space is converted to office.
  • shortage of Grade A offices/strong demand from Govt. and commercial tenants (HMRC,BT, Arup Group)
  • reversions and conversion to office space provide strong growth potential
  • asset manager with strong record and experience base
  • granularity and transparency available – unlike other multi-property REIT’s
